Each year, Remodeling Magazine publishes its Cost Vs. Value Report to update the resale value of various common home improvement projects. The site compares average costs for remodeling projects with the value those projects retain at resale in 150 U.S. markets.

Since national and regional averages are different, we thought we would give you both, to give you a broad and more precise idea of the value of your project.

National ROI of replacement windows, doors, siding, etc.

As you can see, Fiber-cement siding gives you an 88.4% return on your investment. This chart lists vinyl siding as well, but at All-Weather we don’t carry vinyl siding, so we aren’t reporting on it. Replacement windows yield 67.1% for vinyl and 62.0% for wood. A steel entry door will return 188.1% of your investment! So all are pretty solid investments and will retain much of their value at resale. Now let’s look at regional averages.

2024 Regional Averages of Replacement Windows, Doors, & Siding

Regional ROI can give you an even better idea of what kind of return on your investment you can expect if you are planning to sell your home soon. Here in Kansas, we focused on the West North Central Region which includes Iowa, North Dakota, South Dakota, Missouri, Kansas, Nebraska & Minnesota.

When looking at regional averages, the ROI goes down just a bit. Fiber-cement siding dips from 88.4% to 76.6%. With replacement windows, vinyl is lower at 64.8% down from 67.1% and wood windows go up to 66% from 62.9%. A steel entry door dips from 188.1% to 152.5% which is still a fantastic ROI! So as you can see, windows, doors, and siding are all great investments that will pay off when it comes time to sell your home.

Home Improvements Ranked by ROI and the Joy They Provide

The 2022 Remodeling Impact Report from the National Association of REALTORS® Research Group gives us some interesting information about home improvements. Not only does this report show us the cost of certain home improvements, it also provides a Joy Score which reflects how excited homeowners were about their completed project. Exterior projects with the highest Joy Scores were for painting exterior siding, new vinyl or wood windows, and new steel or fiberglass doors. 

How Much of the Cost Will You Recover at Resale?

REALTORS® provided an estimate of the likely dollar value each project would add to the house at resale. In comparing that dollar value to the estimated cost of each project provided by NARI members, a Recovered Project Cost percentage was calculated. For exterior projects, the highest percentage cost recovered was from new roofing and new garage door both at 100%. Fiber cement siding recovered 86% of the cost spent and vinyl siding recovered 82%. When it came to windows, vinyl windows recovered 67% of the cost spent with wood windows close behind at 63%. Steel front doors ranked at 63% and fiberglass front doors 60%.
